In Brugherio, within the elegant Edilnord context, surrounded by a large garden with a pond and tall Lebanon cedars, lies a condominium complex of 150 apartments. Over time, it became evident that the old and inefficient heating plant needed revamping: the 110% incentives offered the condominium owners the opportunity to undertake significant work with minimal cost sharing. 

CEI GROUP, a long-standing reference point for residential building managers in the management of heating, cooling, and air conditioning systems with over 1,000 systems managed, oversaw the energy renovation. As with all projects managed by CEI GROUP, the renovation of the I Cedri condominium required an initial phase dedicated to design and subsequent installation. A team of competent professionals, after selecting Hoval solutions, worked closely with Hoval’s technical office to provide the condominium with a guarantee of long-term efficiency, ensured by constant monitoring and maintenance. 

Heating plant renovation with a hybrid solution

The renovation project involved replacing the two generators serving the heating and hot water systems with a new Hoval hybrid system consisting of five Belaria fit 85 heat pumps combined with two UltraGas 2 D 1240 gas condensing boilers, all managed by a single control system. 

Five Hoval Belaria fit heat pumps

The Belaria fit air/water heat pump was chosen for its high efficiency and suitability for integration into a hybrid system, where up to 16 units can theoretically be combined. In the case of the I Cedri condominium, five units were installed, paired with two new-generation Hoval UltraGas 2 boilers. This solution covers about 80% of the annual thermal demand, achieving a high level of efficiency and a particularly attractive price-performance ratio. Additionally, the redundancy of the generators in a cascade configuration ensures greater operational reliability. The Belaria fit heat pump also represents a sustainable choice, as the system uses R32 refrigerant, which positively impacts greenhouse gas reduction.

Hoval UltraGas 2: state-of-the-art technology

Supporting the five heat pumps, the I Cedri condominium revamping also included two high-efficiency Hoval UltraGas 2 D 1240 gas condensing boilers, chosen for their high efficiency, low gas consumption, and compactness: even the larger models, as in this case, require only half the space typically occupied by other gas condensing boilers on the market.
The TurboFer heat exchanger is a real plus: the innovative patented heat exchange surfaces feature a Venturi effect section at the initial stage, increasing heat transfer and thus efficiency. Other features that make the boiler particularly efficient include separate returns for high and low temperatures, high water content, the Ultraclean combustion system, and the Hoval Digital control system, which together maximize condensation efficiency.

The Digital Control System: The Detail That Makes the Difference

The hybrid solution, specifically designed for the I Cedri condominium in Brugherio, also offers further optimization margins. The Hoval Digital control system, through the Hoval Supervisor digital supervision platform, allows continuous remote monitoring of the system, recording operating parameters, and accounting for consumption, enabling predictive maintenance and system optimization, all remotely. 

It is expected that once activated, the Hoval systems will provide significant benefits to the condominium in terms of reduced consumption and emissions.
