Kimba GmbH specializes in the development, construction, and rental of high-quality offices and commercial spaces. In Brunn am Gebirge, near Vienna, the company manages an office complex consisting of a total of six buildings.

Ferhat Harnuboglu, the facility manager responsible for the maintenance of the area, places great importance on the continuous development of the rental properties. During the recent heating renovation of an office building, he chose a heating solution from Hoval: “As a landlord of office buildings, it is essential to provide our tenants with warm temperatures and sufficient hot water at all times.”

Therefore, it was particularly important for me to integrate a system that is powerful, durable, and cost-efficient.

In collaboration with Hoval partner installer Bauer and Co GesmbH, a heating renovation was carried out in a very short time. The UltraGas 2 gas condensing boiler was put into operation in the office complex of Kimba GmbH as a pre-series boiler at the end of 2020 – even before its official market launch in spring 2021.

Latest heating solution halves gas consumption

The existing gas heating system in the building, which had already aged, was oversized for today’s requirements, and the consumption was correspondingly high due to the constant operation at 70 degrees flow temperature. This was a major reason for the renovation to a modern heating system with high efficiency.

“An additional system sensor measures the exact flow temperature and continuously improves the control behavior. This allows the heating system to achieve a constant flow and a low return temperature,” explains Jürgen Pasterniak, customer service manager at Hoval in Vienna, confirming:

The condensing effect of the new Hoval boiler UltraGas 2 is optimally utilized.

The result is impressive. Compared to the previous year, the UltraGas 2 reduced gas consumption in January by around 50 percent from 3,700 to 1,800 m³.

TopTronic : everything under control

Thanks to the integrated, internet-connected Hoval TopTronic control system, the operation of the gas heating system automatically adapts to the prevailing outside temperatures. “Active intervention is possible but not necessary,” explains Mr. Harnuboglu, describing the intuitive handling of the control system. In addition, the heating system can be easily integrated into the central building management system of commercial buildings through suitable interface modules.

Hoval: a long-standing partner

The UltraGas 2 is the third Hoval solution providing warm temperatures at this location. In the past, the commercial landlord has relied on Hoval and looks back on a good cooperation.

“We are very satisfied with Hoval’s solutions. Therefore, it was clear to us to integrate a Hoval heating system again. Above all, the customer service gives us the security of always having a contact person available,” says Harnuboglu, adding: “The cooperation between the installer and Hoval worked flawlessly, and we are more than satisfied with the new system.”
